Wittmann is the name of a rural area surrounding an old railroad stop on US 60 just northwest of Surprise, Arizona. This area is known for one acre custom homesites and horse properties. One issue you must look out for in this area are the Luke Auxilary Field noise contours and Accident Potential Zones. This area is well-defined, but it is important that you avoid these areas if your plan is to build a home. As of now, owners are finding it quite impossible to get any kind of building permit within the contours. This has caused no end of trouble, but that is the situation. You can easily find land not impacted by the flightpath restrictions. Speak with someone knowledgeable about the area, and you will be fine.
A second issue, as it is anywhere, is the presence of floodplain and floodway. Certain properties are going to be impacted negatively by flood issues, and it is important that you are aware of how it will affect your construction plans. While there is a lot of floodplain and wash in the area, you can find a lot of usable property that will suit your needs.
This is a very good area, with construction of new homes increasing, and more commercial development coming to the area. We are seeing home prices increasing, and a newer 2000 square foot on an acre will cost you at least $300,000 and often much higher now.
